The Story

Built on mistakes.
Earned by experience.

I came to Bali from Germany during COVID. What started as a digital nomad adventure turned into five years on the island — building, learning, and putting down real roots. I started renting empty villas, renovating them, and listing them on Airbnb. It worked. So I decided to build — with a personal loan, no construction experience, and no mentor. I trusted the wrong people. I signed contracts I didn't fully understand. A business partner disappeared with 150,000€ of investor money — money that friends and family had trusted me with. I had to look them in the eye and explain what had happened.

I didn't walk away. I finished every project. I paid back every investor. And I made a decision: to build something where transparency isn't a marketing word — it's the foundation. The four-eyes principle, live CCTV, weekly reports, direct land contracts — none of this is coincidence. It's the direct result of learning the hardest possible way. I'm full time in Bali, I know this market inside out, and what I want more than anything is to make sure no investor who works with me ever has to go through what my early investors did.

Can I really own a villa in Bali as a foreigner?

Yes — through leasehold or PT PMA structure, both fully legal. You cannot hold freehold land as a foreigner, but leasehold gives you full rights to use, rent, and sell the villa for 25–30 years with secured extension options. We walk through every legal step before you commit.
What happens when the lease expires?

Your lease includes a contractually secured extension option with pre-agreed terms. You can also sell the villa before expiry — buyers pay per remaining lease year. We structure all leases with extensions from day one so you're never caught off guard.
Can I customise my villa before it's built?

Yes — within the design framework. You can choose tile finishes, furniture collections, certain fixtures, and in some cases minor layout adjustments. This is a core advantage of boutique development over large pre-built projects.
Is 15–19% ROI actually realistic?

Our delivered projects have achieved net yields in that range — but it depends on location, occupancy, and nightly rate. We show bear, base and optimistic scenarios in our Investor Handbook and we never promise numbers we can't substantiate. Use the calculator above to model your own assumptions.
What if something goes wrong during construction?

Milestone-based payments mean you only pay the next tranche when the previous stage is verified. If handover is delayed beyond 90 days, your escrowed final payment earns 8% p.a. until delivery. You'll have weekly updates and direct access to me throughout.
